Questions sellers ask us

Straight answers about closing day, proceeds and what stays with the house. Anything else, call us.

Does the seller need to sign in person at closing?

No. The title company coordinates the seller's documents through a mail-away package, and some documents can be signed electronically.

How do sellers receive their proceeds?

Closing proceeds are funded by wire transfer or cashier's check from the title company.

Do I need to notify the utility companies?

Water and electric transfer automatically once the buyers set up service. Electricity can usually be arranged in advance; water switches after settlement. For cable and internet, the seller usually needs to notify the provider ahead of time so the buyers can start new service, and any equipment must be returned.

When do I cancel my homeowners insurance?

After settlement. Send the settlement documents to your insurance company and they will issue a prorated refund for the unused balance.

Do I need to notify my homeowners association?

The title company handles HOA notification at settlement, but we suggest sellers also contact their HOA in case any gate transponders need to be handed in.

How clean does the home need to be at closing?

Most contracts require the home to be broom swept unless specified otherwise. It is always a nice gesture to have the home professionally cleaned before the walk-through.

When does the buyer's final walk-through take place?

Normally the morning of closing. All of the seller's belongings should be moved out and all contracted repairs completed by then.

Can I remove light fixtures or window treatments before closing?

Anything attached to the home, including TV mounts, must remain unless it is specifically excluded in the purchase agreement.

Should I sell my property as-is?

As-is contracts with the right to inspect and cancel have become the most common. They are very buyer friendly: the buyer can cancel for any reason by notifying the seller in writing before the inspection deadline. After inspecting, buyers usually ask for repairs or credits, and the seller can choose to make the repairs or offer a closing credit to move forward.
